CHECK-IN is available from 2pm to 5pm. Please contact us with your estimated time of arrival. If you plan to arrive later than 5pm please contact us for instructions. 
CHECK-OUT is before 10am. 
NON-SMOKING We are a strictly non-smoking property. Offenders will be charged a cleaning fee. 
NO-TV POLICY We have a no-tv policy - to allow our guests to "unplug" from these distractions. 
NUMBER OF GUESTS must not exceed what is specified on your booking confirmation. 
LIMITED OFF-STREET PARKING is provided for guests. Please reserve a space with your booking. 

ADULTS over 21 ONLY - We provide accommodation in which adults can enjoy a child free holiday. 
KEYS - One key is provided per room. A charge of $100 will be charged if keys are lost or damaged. 
BEACH TOWELS - must be returned to our property or otherwise will be charged. 
KITCHEN - Main Master & Main Classic Rooms have access to the kitchen. This area is to be kept tidy at all times. Private Plunge Pool + Private Lighthouse rooms have their own private mini bar facilities but do not have access to the common areas, including the kitchen. 
NOT ALLOWED: Group bookings - Schoolies - Parties - Functions - Pets /Animals. 
QUIET - Please respect the quiet enjoyment of our neighbours, of other guests and of us. Unreasonable noise and/or anti social behaviour at any time will not be tolerated. We reserve the right to ask offenders to leave without refund of tariff. 
Only REGISTERED GUESTS are permitted on the premises and allowed to use our facilities. This includes mobile massage therapists, without prior approval. 
We do not take RESPONSIBILITY for any loss or damage to your personal belongings or property including loss or damage to vehicles parked on the premises. Please ensure you lock/secure your vehicle, valuables, your room (doors/windows) at all times. 
TIMBER FLOORS can be badly damaged by high heels, luggage and sand - please be mindful of both. Please remove high heels at the entrance to the property before walking on the timber decks to avoid damage and noise. 

Payment Policy

Full payment is required 30 days prior to arrival. Any bookings that we are unable to process will unfortunately be cancelled. Bookings over Easter, and a week either side of New Year's Eve require 100% payment and are non-refundable.

Cancellation Policy

28º Byron Bay is a small Guest House and cancellations affect us greatly. 
- Cancellations of 30 days or less will not receive a refund. 
For this reason we strongly recommend that guests take out Travel Insurance to protect them against unforeseen travel changes. We recommend Australia Post Travel Insurance.
